An empty commercial shell in Temple Terrace built out from scratch into a fully operational specialty coffee shop — custom curved framing and arched architecture, all-new HVAC, electrical and plumbing, ADA restrooms, and bespoke millwork, delivered to commercial occupancy code.
The Challenge
The project consisted of converting an empty commercial shell unit within an existing building into a fully functional specialty coffee shop. The space had no existing interior infrastructure and required a complete build-out from scratch. A key challenge was delivering a highly customized architectural concept — featuring curved geometries and arched design elements — while maintaining structural feasibility within a commercial building environment. The project also required full coordination of all building systems and compliance with commercial occupancy codes for food-service operations.
Our Approach
Working under CGC1536878, we built the shop from the bare shell up — starting with a custom metal framing system engineered for the curved walls and arches, then layering in new HVAC, electrical, and plumbing sized for commercial occupancy. Trades, inspections, and permitting were coordinated under a single point of contact, with ADA restrooms, decorative architectural features, and custom built-in millwork installed and finished to food-service occupancy code.
