The project included converting the firstlevel to non-habitable flood-compliant space and delivering approximately 2,667SF of new conditioned area, all within current wind and flood coderequirements.The biggest concern: safely adding a fullsecond story to an existing structure in a high-risk flood zone while ensuringfull structural compliance.
A major challenge was addressing the deteriorated condition of the property while maintaining budget and schedule objectives. Approximately 80% of the existing ceilings required replacement, and the home's outdated floor plan called for acomplete kitchen relocation and redesign.
A key challenge was delivering a highly customized architectural concept featuring curved geometries and arched designelements while maintaining structural feasibility within a commercial building environment. The project also required full coordination of all building systems and compliance with commercial occupancy codes for food service operations.
