The client acquired an aging residential property as an investment opportunity and needed a complete renovation to maximize market value, improve functionality, and meet current building standards. The home required extensive upgrades to its core systems, significant interior restoration, and a modernized layout that would appeal to future buyers or tenants. A major challenge was addressing the deteriorated condition of the property while maintaining budget and schedule objectives — approximately 80% of the existing ceilings required replacement, and the outdated floor plan called for a complete kitchen relocation and redesign.
