The Challenge
The homeowner needed to elevate an existing hurricane-impacted home in a flood zone by adding a new second floor for all primary living areas. The project required converting the first level to non-habitable flood-compliant space and delivering approximately 2,667 SF of new conditioned area, all within current wind and flood code requirements. The biggest concern: safely adding a full second story to an existing structure in a high-risk flood zone while ensuring full structural compliance.
Our Approach
Working under CGC1536878, we led the project through one coordinated system — permitting, scheduling, structural engineering, and trade coordination led directly by the principal. Licensed trade partners executed each scope under direct oversight. AutoCAD and field data were used to coordinate the existing-structure reinforcement, new truss system, and MEP layouts before a single permit was pulled — ensuring every trade had a coordinated, conflict-free set of drawings on day one.
